Need feedback

I am collecting information to assess the urban freight environment in a way similar to walkscore.com or parkscore.tpl.org

These sites aggregate several factors together to form a picture of the overall environment. For walkscore, the factors are distance to retail amenities, entertainment and street connectivity. Parkscore uses park acreage, park spending per capita, and distance to parks.

I am in the process of selecting parameters that reflect urban freight environment. This is primarily focused on urban areas where a large portion of deliveries happen at the curb. Before reading further, what parameters would you recommend?

The factors that I have considered are
Truck parking tickets rate
Truck accidents rate
Road width
Number of traffic lanes or street width
Distance from the highway
Crime or theft rate
Low pedestrian activity
Alley access
Truck route designation
Presence of bike lanes or bus routes
Land use
Availability of off street parking
Truck service providers - truck stops, truck wash, truck mechanics
Roadway height and weight restrictions
Municipal restrictions (i.e. time of day) 
Congestion
Presence of parking meters

There are some factors that I would like to consider, but have eliminated due to lack of data
Quality of loading dock
Presence of loading zones
Street furniture

I need to reduce my list down to 3-6 factors. What do you believe is missing from the list? What 3-6 factors do you think are most important?
